New Homes

Our potential homeowners generally fall into two separate categories: those with their lot and completed plans and those with their lot but without any plans. Occasionally, we find clients who have no lot, or who have a preliminary plan or idea, but those are rare. For those with completed plans, the design work has already taken place. For those without plans, the design process is the place to begin. After the design process, the steps to completion are the same.

 

Design Process

1. Initial meeting

2. Client prepares wish list (Click here for our Design Profile)

3. Meet with client to determine whether a plan should be drawn or modified and who is to draw the plan or procure the plan

3b. If necessary, a Design agreement is entered into with Wiesner Homes. OR
The plan is purchased from the source. (If the completed plan is purchased, steps 4-6 are skipped)

4. Wiesner Homes representative meets with architect to begin design work

5. Initial design work is completed

6. Subsequent meetings with client and architect to revise the plan as necessary to meet the client’s needs.

7. While the plan is being revised, the accompanying specifications for the home are developed.

8. Once the plans are completed and the specifications are devolved, the plan can be priced.

9. Subsequent meeting to finalize the specifications, the plan and price to place.

10. Plan is finalized, specifications are finalized, price is finalized, contract is agreed to by both parties.

If You Already Have Your Plans: Steps 2-6 are skipped. Starts with step 7.

Construction Approval Process

1. Wiesner Homes will begin obtaining necessary permits and approvals to begin construction.

2. Client will receive approval for their construction financing. This step is usually started in the design process. Cash buyers do not go through this step.

3. The initial construction closes at a time convenient to all parties, client, Wiesner Homes rep, title company, lending institution.

Construction begins generally the fourth business day after closing so the title company has time to record the documents and the lending institution makes their clear lot inspection. Selection items are generally made in three groups. Before the home begins, as part of the approval process, the exterior selections such as type and color of brick, stone, stucco, or siding material, paint color and roof color. Shortly after the home’s construction begins, the appliances and cabinets are chosen. The last group is the most entertaining and time consuming part, the actual colors that will go into the home. The ceramic tile, granite, wall paints, wood floors, carpet and all the other items that make it your custom home. The earlier these can be selected the better, but take your time and make sure the items you choose are right for you.
